| Pitfall of an On-line Market Analysis |
To
be of any value a Market Analysis must be
accurate. Think about it - the only way to fairly
evaluate your home is to have it looked at by someone
familiar with real estate and your area's constantly changing market conditions. An on-line market analysis is generated by reviewing basic information. You input your address, number of bedrooms and baths, square footage, garage and other general details. This then initiates a search of local assessor records and provides a report of recent property sales in your market area. Your "market analysis" is based on a general idea of neighborhood values that may include low priced foreclosures that are in very poor condition. This information has no practical value. Who Benefits from the
On-line Service The subscribing Realtor will try to "convert" you into listing your home with him or her. This is fine, if you like the Realtor and the company her or she works for. But, what if you don't? Selling your home is serious business and shouldn't be put into the hands of just anyone. |
